Our Preliminary Services, Your Solutions

Stable Group is highly experienced in helping you navigate through all of the preliminary services that lead to getting your plans and consent ready and approved for construction, and oversee the entire build to ensure a streamlined, successful project. 

We’ve completed many builds throughout the years, so you can rely on our expertise and management skills whether you’re a homeowner or a design professional. No matter where you are in the preliminary stages - Stable Group can help and guide you in the right direction.

1. Design/ Drafting Service and Concept Plans

The first step is meeting with our drafting team to discuss your project. After the meeting, one set of concept draft plans will be generated based on your discussions. Please allow one to two weeks to generate the concept plans. Additional Concept Plans can be created if necessary for an additional cost.

If you already have concept plans, you can move onto the next stage that is appropriate.

2. Get Your Detailed Cost Estimates

Once you have your concept plans ready, the next step is to meet with our Quantity Surveyor, where you will discuss your concept plans and clarify any extra details.

We’ll engage suppliers and subcontractors to get line-item pricing after we send a qualified builder to complete the onsite home checklist.

You’ll receive your detailed costing estimate within 2-4 weeks for your proposed project, outlining estimated costs based on current market values for labour, materials and subcontractors.

3. Applying for Building Consent

When finalised concept plans are in place, we’ll need to get approval from the local council to start construction by filling out a detailed Building Consent Application.

Stable Group supplies all necessary reports to support your consent application. We aim to make this stage as easy as possible for you and can apply on our behalf.

Auckland Council aims to process within 20 working days from sending in your application. Once we have approval from the council, you will be ready to begin construction.

4. Project Management and Coordination Services

Enjoy expert advice and guidance from our Licensed Building Practitioner throughout the project process.

We can discuss your plans and buildability with your preferred engineer, architect or corresponding trades people. Alternatively, let us manage and coordinate the entire team and project from start to finish and enjoy high quality workmanship from our 5 star rated subcontractor network.

5. Code of Compliance On Your Completed Build

Finally, when construction is nearing completion, it’s time to organise the necessary documents and apply for your Code of Compliance Certificate (CCC).

During this time, the council will send someone to analyse the build and ensure that it precisely matches what was outlined on the approved Consent Application.
